Keeping the outside of your home in good nick is essential and it needn't always cost a fortune. Something as simple as a lick of paint can add value without breaking the bank.
Here are a few ideas for low-cost improvements that will keep your house in tip-top condition for years to come.
ROOF
A roof is the most important part of your home - especially in rainy Scotland.
Water must run off quickly into the gutters and the drain but you don't need to spend a fortune replacing your tiles or slates.
Doing this won't add much value unless your roof resembles a teabag.
A well maintained roof adds value, so check that the roof ridge tiles are in good order and all guttering is clear of debris and in good condition. If you are going to spend money, give your guttering, down pipes and timber roof line a coat of paint.
EXTERNAL WALLS
These get a battering from the elements and, depending on the wall coverings, your options for improving them may be limited.
Sometimes it is best to just leave dressed sandstone walls alone unless the stonework is crumbling.
Pebble-dash or rendered walls need a coat of weather-resistant paint to keep the house from looking tired. This costs just a few hundred pounds but will boost the value of your home by much more.
WINDOWS
These are a big selling point. But before you sign that contract for new double glazing, check if you really need to replace them. Timber window frames that look shabby may only need the old paint removed and a fresh coat applied. You will be amazed at how effective this can be. Even white uPVC windows can be painted.
Remember to cut away any vegetation to maximise natural light into the house and give clear views of the garden.
FRONT DOOR
This is the first impression people get of your home and the one that lasts. Think of 10 Downing Street - it's that famous black door that springs to mind.
No one wants a boring front door, so make sure your ironmongery is eye-catching and in good condition.
If your door is timber, give it a coat of paint to make it stand out. This will add interest and value for practically no outlay.
GARDEN
No one wants to be surrounded by a jungle, so keep your lawn under control.
Make sure hedges are trimmed and your grass is cut regularly. Sweep and maintain your paths, too. These simple steps give the impression of a well kept house.
